Three to five months

seven nights of cork oak, whitewash and cold Atlantic beaches

Reserve a trip to the Alentejo a season ahead and get the farmhouse you actually asked for

Four months is the working number here. Reserve a trip to the Alentejo a season ahead and you choose the house, the bed count and a flight that lands in daylight; four weeks out you take what nobody else wanted.

Seven nights, from $2,460 per person.

Booking here means this office places the reservation with the company that runs the trip. Nothing is paid to us, no card is held, and there is no checkout anywhere on this site.

The request form takes bookings 24/7 and keeps no closing time. A person opens what arrives before the working day ends.

Portugal has about seven hundred thousand acres of cork oak in the Alentejo, and the region holds roughly a third of the country's land with about five percent of its people. That ratio is the whole trip. You drive for forty minutes between two villages and pass four cars, a bread van and a herd of black pigs working under the oaks. Then the road tops a rise and there is a white town on it with a castle wall around the edge.

The seven nights are self catering with a hire car, and both halves are deliberate. Restaurants in the small towns close early and close entirely on Mondays in a way that catches people out, so a kitchen is not a saving, it is how you eat on the second night. The car is not optional either. Reserve a trip to the Alentejo a season ahead and the two things you are really buying are a house you picked from more than one option and a flight into Lisbon that arrives before the rental desk gets its afternoon queue.

Most people come to us after they have already tried it once at four weeks' notice and ended up inland in August in a house with no shade, forty miles from the water, on a changeover day that forced a 6 a.m. flight. That is what the late inventory looks like. It is not a worse region. It is the leftover end of a market where the good stock is spoken for by February.

Notice
Three to five months, the ordinary window
How far ahead
Three to five months ahead, counted in months rather than weeks, because the houses release by the calendar month and not by the day.
What has to be reserved first
The single component that goes first is the four to six sleeper farmhouse with its own pool inside the Melides and Comporta strip and the ring around Monsaraz; most owners open the following year's book between the second week of October and mid November, the good weeks are gone within about six to eight weeks of opening for July and August and within about ten weeks for late May and September, and what is left after that is either inland with no pool, a one bedroom conversion in a village, or a house whose changeover day does not match any sane flight. The fallback we use is a two center week, three nights in a Monsaraz or Evora area house and four nights nearer the coast, which stays open far longer because almost nobody asks for it.

Shape of it
hire car, cork country and a cold Atlantic
What is in the figure
Seven nights of self catering accommodation, single property or split two center; compact hire car for the full seven days with unlimited mileage; one written route plan for the week with driving times and market days; the electronic toll transponder for the car and its rental fee; a stocked first morning basket at the house; a written list of the beaches with vehicle access and the ones reached on foot only; airport meeting point instructions in writing; a named contact at the desk for the whole week.
What is not
Flights of any kind, and any baggage, seat or change fee attached to them; fuel and toll charges themselves, which are billed to your card after the car goes back; the car rental deposit hold and any excess reduction the rental company sells at the counter; a second driver on the car; child seats, which are a counter charge and must be ordered when you reserve; all food, drink, restaurants and markets after the first morning basket; the municipal tourist tax charged per person per night at the property; cleaning or linen charges that some owners bill separately at the end of the stay; parking in Evora, Beja or any walled town; entry to any monument, museum, winery or estate; anything you buy or arrange after arrival; travel arrangements to your departure airport.
Who it does not suit
Anyone who does not want to drive. There is no useful way to see this region without a car, the distances between villages run twenty five to fifty miles with nothing between them, and stretches of the approach roads to the coast are unlit at night. Also unsuited to anyone reserving inside eight weeks who has a fixed idea of the house, and to anyone who wants a beach they can walk to from the door, because the cliff top houses sit a mile or more back from the sand and the descents are on wooden steps or sand tracks.

Cork oak, whitewash and a coast that faces the wrong way for warm water

The interior is montado, an oak pasture worked for centuries, which means wide spacing over grazing and grain rather than anything closed in. Stripped cork oaks carry a painted number on the trunk showing the year of the last harvest; the cycle is nine years, so the same estate looks different every season you pass it. Ground elevation across most of the interior sits between 500 and 1,000 feet, with the Serra de Sao Mamede in the northeast reaching 3,396 feet, high enough that the temperature there in July is regularly ten to fifteen degrees Fahrenheit lower than at Beja.

Summer inland is genuinely hot. Beja and Evora record July and August afternoons in the high 90s Fahrenheit and pass 104 several days most years, while nights drop into the 60s. The coast behaves like a different country. The Atlantic here runs 59 to 66 degrees Fahrenheit in August because of upwelling along this stretch, and the north wind, the nortada, gets up most summer afternoons around one o'clock. Cliffs run 100 to 200 feet above the beaches south of Porto Covo, and access is on wooden stairways or sand paths, some of them a quarter mile from the nearest parking.

Distances are the thing people misjudge. Lisbon airport to Comporta is about sixty five miles and takes an hour and twenty minutes with the ferry avoided. Lisbon to Monsaraz is about a hundred and ten miles. Evora to the Vicentine coast is two and a half hours. Fuel is expensive by American measure and the motorway tolls are electronic only, which is why the transponder sits in the included list rather than as a surprise at the counter.

What the calendar does between October and March

Owners in this region are mostly individuals with one or two houses, not portfolios, and they open the next year's book by hand and by habit. Late autumn is when it happens. From the second week of October through mid November the coastal houses with pools go live, and by the end of the year the July and August weeks in the Melides, Carvalhal and Comporta strip are effectively closed. The Monsaraz and Reguengos side runs about a month behind and holds on a little longer.

There is a second, smaller squeeze that nobody mentions: the last week of September and the first week of October are the best weather of the year here, warm water by local standards, no wind, harvest under way, and a growing number of returning families rebook those weeks in place before the book even opens.

October
next year's coastal books open, one owner at a time
December
July and August weeks with a pool near the coast are largely gone
February
late May and September weeks close out; changeover days stop matching flights
April
inland houses without pools and village conversions are what remains for summer
June
two center weeks are still available because few people ask for them

From your first message to the confirmed week

Send us the shape of the week rather than a house name. Number of people, whether a pool is the point or not, how far you are willing to drive to sand, and which two or three weeks would actually work. We come back with what is genuinely open in those weeks, with the changeover day and the flight timing attached, because a house that only changes over on Saturday and a Tuesday flight is a two night problem you should see before you fall for the photographs.

  1. Your messagedealt with before the day closes, with a first reply naming what is open in your weeks
  2. The written figurethe priced answer runs two to four working days behind it, itemized by house, car and taxes, with the changeover day printed
  3. Your decisionwe hold the house with the owner while you settle flights, and confirm the car class against the arrival time
  4. Confirmationyou get the property terms, the rental terms, the route plan and a named contact for the week

Tell us the weeks and we will tell you the truth about them

If your weeks are in the next eight, say so and we will tell you plainly what is left rather than dress it up. If they are four or five months out, this is the conversation that gets you the house with the shade on the right side.

Sending this reserves nothing and holds no number. Requests reach this form 24/7. It has no closing time to keep.

A person opens this, looked at before the working day ends. Pricing it against your own dates is slower and runs to two to four working days, because a second company answers on a clock this desk does not control. Card details are wanted at no point, here or later.
